Hearth & Beam began with one architect, one carpenter, and a 1903 farmhouse on a hill in Rhinebeck. Eighteen years later we remain a small, deliberate practice — twelve craftspeople, one workshop, and the conviction that a renovation is a long conversation with a house.

Every project is led by the architect who drew it and built by the superintendent who answered the phone the day you called. We take on twelve homes a year — and finish them all, on the schedule we promised.

Demolish to the studs, reframe what should never have been there, rewire and replumb, redraw the floor plan around the way you actually live. Six months minimum. The right answer most of the time.

Forty to ninety days, depending on the millwork. We design around your morning, not a magazine. Cabinets cut in our shop. Counters templated on-site. A finished room you actually want to cook in.

We work on houses older than the towns they sit in. Hand-hewn beams stabilized in place. Sash windows re-glazed, not replaced. Plaster keys preserved. The renovation a 200-year-old farmhouse hopes for.

— How we work

Five conversations.
One renovation.

Renovations fail because the owners and the builder stopped talking. We don't stop talking. Here is what every project looks like, from the email you send us tomorrow to the day we walk out for the last time.

  1. i.
    Week 01

    Listen.

    A two-hour walk through the house. We take photos, ask questions, and try not to talk too much. Free, and yours.

  2. ii.
    Weeks 02 — 06

    Design.

    Our in-house architect draws three options. We meet twice. We narrow. The set goes to permitting; you go on with your week.

  3. iii.
    Weeks 07 — 10

    Estimate.

    Line-itemed, transparent, and never the lowest number you'll receive. Allowance budgets called out. Change-order policy in plain English.

  4. iv.
    Months 03 — 14

    Build.

    One superintendent on-site every day. Weekly walkthroughs, weekly emailed photo log, a live shared budget. The site stays swept; the music stays quiet.

  5. v.
    Forever, technically

    Steward.

    A two-year workmanship warranty, a year-one walkthrough on the anniversary, and a phone we will keep answering. The house is yours; we are still in it.
