The starting point

A 1962 bungalow chopped into five small rooms — a young family of five sharing a galley kitchen they could not stand in together.

The decisions

We engineered the open plan with a flush steel beam, because removing the load-bearing wall left only 47 mm of clearance for the bifold doors. White-oak engineered flooring throughout — specified for the radiant heat the family added under it.

What they have now

One continuous kitchen, dining, and garden room. An appraisal six months later valued the work at $180,000 over project cost.

Markley Renovations is a design-build renovation company in Burnaby, BC. We renovate kitchens, bathrooms, and whole homes across Greater Vancouver. We specialise in older homes — the 1950s–1970s housing stock this region is full of — and we're the crew other contractors call when the structure gets complicated.

The project that defines us

In 2016, halfway through a heritage renovation in Queens Park, we opened a wall and found the main carrying beam rotted through — invisible on every inspection. We priced the structural repair, brought our engineer in within 48 hours, and re-phased the build so the family's move-in date moved by nine days, not nine weeks.
